Chris entered the real estate business in 1987 and has a degree in Real Estate and City Planning. Since 1998 Chris has a dedication in Downtown Commercial and Residential sales, as well as involvement in Retail Leasing. Having a background in Commercial real estate allows Chris the ability to specialize in the sales of Historic buildings and vacant land to future downtown developers. In addition to commercial sales, over the past few years, Chris has also focused in the sales of homes in Harbor Town, South Bluffs and the Downtown City Core.

Tracie has been in the real estate business since 1999; with her first involvement as a co‐owner in a Midtown Real Estate firm to then moving on to strictly Residential Sales. In 2002, Tracie had the pleasure of working closely with several developers and architects in the Residential development and sales of two of the first City Core Condominiums complexes. Having a background in Interior Design and experience in renovating homes in the Midtown area Tracie realized that downtown Memphis was home for herself and her career.

In January of 2004, Tracie Gaia and Chris Garland decided to join forces. Chris’ knowledge of the buildings within our Memphis Skyline was a perfect mesh with Tracie’s experience in Residential Development and Interior Design. Their combined wisdom would make for a perfect pair in assisting Developers and Consumers looking to build and live in Downtown Memphis. As a team Chris and Tracie work together with developers on locating that perfect site for new growth, they participate in planning the development and share the full experience with the Buyers in making the move into the Downtown area. Together, they will plan to be by your side from the point of “Concept to Completion”. Chris and Tracie have found that being involved from day One allows them the opportunity to stay “in tune” with what the Consumer is looking for in a residence in the Downtown Memphis market. Our office is located in Harbor Town. We feel our constant "hands on" with the Harbor Town community is also a benefit for individuals looking to live in more of a suburban atmosphere.
